1. What This Service Is

Sokoshira ("the Service") is an independent, unofficial service that organizes and presents disaster risk for a specified location, based on hazard map data published by national and local governments. It is not operated or supervised by any government or municipality.

2. About the Assessment (Important)

• The assessment is reference information based on published "projected scenarios." It does not guarantee safety.
• A disaster exceeding these projections can always occur. "Not Designated" does not mean "safe."
• Risk ranks (S, A, B, C, D) are criteria defined independently by the Service and are not classifications set by any government or municipality.
• "Fire Spread Risk" is the developer's own estimate calculated from building data, since no unified official fire-risk dataset exists nationwide. When validated against Tokyo Metropolitan Government's published values, it matched within ±1 rank about 92% of the time.
• The assessment is for a single selected point. Results can change even a few dozen meters away.
• In areas where a municipality has not compiled or provided data, a real risk may exist without being shown.

3. Before Making an Important Decision

Before making an important decision such as purchasing a home or signing a lease, always check the Hazard Map Portal Site and the latest hazard maps published by your municipality.

This Service is not a substitute for the statutory disclosure of important matters in real estate transactions.

The operator assumes no responsibility for any damage arising from use of, or inability to use, the Service. We do not guarantee the accuracy, completeness, or currency of the data.
